Independent valuation and property assurance When there is an intention to have a reservation agreement we always advise that you should set about obtaining a satisfactory independent professional valuation and assurance that the property is free from all charges and complies with building regulations. Depending on the acceptance of the vendor, this independent valuation and property assurance could form part of one of your conditions of intention to purchase. Preliminary Agreement - important consideration points before signing BEFORE entering into the Preliminary Agreement (Compromesso) we always advise to have obtained satisfactory: (1) contractual agreement with vendor that if obtaining a mortage applies then any purchase of the property is conditional on obtaining the said mortgage; (2) independent professional valuation; (3) survey including assurance that the property is free from all charges and complies with building regulations. **Before Signing Preliminary Agreement** If obtaining a mortgage applies to your purchase you will need to contractually agree with vendor that any decision to purchase the property is conditional on obtaining the said mortgage. A satisfactory valuation and survey must be obtained including assurance that the property is free from all charges and complies with building regulations.
